Terms and Conditions of Your Stay at SkyHouse Mount Macedon

The terms and conditions of the letting of SkyHouse Mount Macedon (the “Property”) as agreed by both parties are as follows:

The person making the booking (“you”) will be liable and responsible for the conduct of all guests.
The Property is let to you for holiday purposes only for the period stated on the confirmation email and for the maximum persons of the booking.


All tariffs are quoted in Australian Dollars.

Tariffs are for six persons only.  The Property has accommodation for up to six people only. The accommodation is made up of: two queen-size bedrooms upstairs and one twin room downstairs. There is no additional bedding or facilities for more than six adults. However, by prior arrangement, babies or toddlers may be accommodated at the Property provided that you bring all the required bedding for the said babies or toddlers.

The Property is self-catering. You will be required to bring all your food requirements for your stay. The property is let with sheets, doonas, blankets, towels and tea towels. Replacement charges for missing linen and excessive laundering costs will be made.

Deposits & Payments

A deposit of 50% of total booking is to be paid immediately by direct deposit or credit card to secure a booking. We accept VISA and MASTERCARD.

Full payment is due 30 days prior to the arrival date. If payment is not received by this date we will endeavour to contact you on the telephone or email address you provide. If we have not received payment within 20 days prior to the arrival date the booking will be considered as cancelled and no refunds will be granted, except as provided below.

Cancellation, Transfers, Refunds and Security bonds

If you cancel prior to 30 days from the arrival date, either of the following will apply:

- if no booking is received for the same period, the deposit will be held as a credit for a future stay; or

if a booking is received for the same period, you will receive a full refund of the deposit.

If you cancel within 30 days of the arrival date, the full amount due is payable and will only be refunded if a booking is received for the same period.

A security bond of $500 is only payable where a pet is accepted at the Property by prior arrangement. If a bond is payable, a credit card number will be taken (VISA or MASTERCARD), but no charge will be made to that card unless there is additional cleaning required or damage done to the Property by the pet. At that point, a charge will be deducted from the provided credit card. If you do not have a credit card, the bond of $500 will be required to be deposited into a nominated bank account prior to your stay, which will be refunded within one week after your stay (less any costs for additional cleaning or damage).

Arrivals and Departures

The property is available from 3pm on the day of arrival and must be vacated no later than 11am on the day of departure, unless prior arrangements are made.

Access to the Property is via a key held at the Property in a key safe. The code to the key safe will be emailed to you prior to your arrival.

Upon departure, the Property must be left secure, with all doors locked and windows closed. Loss of the key during your stay will incur the charge out and replacement key cost charged by a local locksmith.


There is a very strict no smoking policy inside the Property. Extra cleaning charges will be made if smoking occurs inside. Please note that the Property is located in an extreme fire danger area. While smoking is permitted outside, you should exercise caution.

Use of the Property

The Property has neighbours and regard must be paid to the quiet enjoyment of neighbouring properties. The use of the property for illegal purposes is strictly prohibited and excessive noise will not be tolerated.


You are welcome to have visitors. You will be responsible for the conduct and activities of visitors who will also be subject to the Terms and Conditions.

Additional Costs

SkyHouse Mount Macedon reserves the right to debit your credit card, or send you an invoice for any amounts outstanding or any extra charges for items such as excessive cleaning, lost keys, phone usage (other than local or toll-free calls), damaged or stolen property.

Phone Charges

Local or toll free calls are provided at no charge. Mobile, STD and IDD access will be charged at cost to your credit card or an invoice sent.

Appliances and Repairs

We will endeavour to have any repairs to appliances attended to as soon as possible after the need for repair is reported to us. However, due to unforeseen circumstances (e.g. having to order parts or non-availability of tradespeople) the immediate repair may be beyond our control. No responsibility is accepted by us for these unforeseen circumstances, or for the non-availability for use of any particular appliance or other item at the Property.


You agree to indemnify us against any liability, which may attach to the owner as a result of any damage, injury or loss suffered by any person where that damage, injury or loss has been caused by any act or omission on your part or the part of any person occupying the Property with you.


Pets will only be accepted by prior arrangement and agreement. If a pet is accepted by us, an additional fee of $50 per pet is to be paid together with a security bond of $500 (see above). Pets are allowed inside, but must not be allowed on the couches or on the beds. If any evidence is seen of pets on the couches or beds, a fee will automatically be charged for professional laundering/cleaning.

Personal Property

We will not accept liability for goods left behind after the letting. If you are aware of a left item, please notify us immediately and we will endeavour to locate the item and return it to you. Excessive postage costs will be charged to you.


All damage, breakages or losses to the Property or its furniture and furnishings are to be reported to us and paid for at the end of the letting. Should you discover a defect or breakage when you arrive, please advise us or we will consider those to be your responsibility and charge you accordingly.


Please note: our cottage garden requires regular maintenance. While we will endeavour to arrange for our gardener to attend the house when it is vacant, this cannot always be guaranteed. In particular, if you stay midweek our gardener may be present for a few hours during your stay. He will not enter the house (he does not have access to the key) and will only require access to garden areas.
